Haifa Rothschild Complex 28 is a landmark urban regeneration project at Dolphin Square, the southern gateway to Haifa’s business district. Reinterpreting the city’s "Mountain and Sea" topography, the design transforms a dispersed urban structure into a cohesive, multi-focal core. Inspired by the "Gateway to the East" concept, the project establishes a monumental entrance that unites coastal districts and strengthens Haifa's metropolitan identity through high-quality architecture, serving as a bridge between the city’s historical depth and its modern growth.
The masterplan introduces a "Vertical Community" model, featuring mixed-use towers adhering to LEED ND and advanced Green Building standards. By integrating residential, commercial, and healthcare facilities, the design prioritizes environmental resilience and solar efficiency. Transit-oriented strategies connect the site to the rail network, complemented by a 3km circular pedestrian ring that enhances walkability and restores the link between the urban fabric and the waterfront. Revitalizing neglected spaces, the project harmonizes high-density development with the community's long-term needs.
